Who We Are

The people behind the workshop

Practitioners with backgrounds in construction, technical inspection, and real estate who designed this training from direct field experience.

Built from real-world experience

Selnuke was created by professionals who have worked directly in the construction and real estate sectors in Chile. Over the years, we observed the same pattern repeating: buyers arriving at apartment deliveries unprepared, signing certificates without understanding what they were accepting, and later discovering defects that fell outside warranty coverage because they hadn't been documented in time.

That gap — between what buyers needed to know and what anyone was teaching them — is what Selnuke was built to fill.

Education, not inspection

We are educators, not inspectors-for-hire. Our purpose is to transfer knowledge — to give buyers the method, the vocabulary, and the confidence to conduct their own inspection on delivery day. We do not attend deliveries on behalf of clients or produce third-party inspection reports.

This distinction matters because the goal is not to create dependency. It is to make every buyer capable of protecting their own investment through informed, methodical review.

Workshop instructors

Each instructor brings a distinct professional perspective to the training.

Andrés Valenzuela
Lead Instructor · Construction Engineering

With a background in civil construction and years of site supervision experience, Andrés developed the technical inspection protocol that forms the core of the workshop. He specializes in structural elements, waterproofing, and finishing standards in residential construction.

Catalina Morales
Legal Framework Instructor · Real Estate Law

Catalina focuses on the legal and regulatory dimension of the workshop — explaining how Chilean construction warranties work, what the law requires of developers, and how buyers should document and submit defect claims to maximize coverage under post-sale warranty obligations.

Rodrigo Espinoza
Systems Instructor · MEP & Installations

Rodrigo brings expertise in mechanical, electrical, and plumbing systems in residential buildings. He leads the hands-on modules covering water pressure testing, electrical outlet verification, and the technical aspects of HVAC, ventilation, and building services inspection.

What informed buyers can accomplish

Document Before Signing

An informed buyer can identify and record defects during the delivery walk-through, before the certificate is signed.

Understand Your Rights

Chilean law provides specific warranty coverage periods. Knowing them helps buyers act within the correct timeframes.

Negotiate from Knowledge

Buyers who understand what they are reviewing can have more productive conversations with developer after-sales teams.

Protect Your Investment

A new apartment represents a significant financial commitment. Methodical inspection protects that investment from the first day.
