Don't sign until you know what to look for

The developer schedules your apartment handover, walks you through in twenty minutes, and asks you to sign the delivery certificate. Most buyers sign without reviewing anything — because nobody taught them what to check.

The handover moment is the most important — and the least prepared for

When you receive a new apartment, you have a single opportunity to document defects under the developer's post-sale warranty. After you sign, the clock starts ticking.

20-Minute Walk-Through

Developers allocate minimal time for delivery. Without a structured method, you cannot review everything in that window.

Signing Without Reviewing

Most buyers sign the delivery certificate on the spot, unaware that undocumented defects may not be covered later.

Warranty Windows Close

Chilean law establishes specific warranty periods per defect type. Claims must be filed within those periods to be valid.

No One Teaches This

Real estate agents focus on the sale. No one walks buyers through the technical inspection process before delivery day.

A structured method for every surface, system, and space

Surfaces & Finishes

Ceramics, flooring, wall paint, and silicone seals are among the most common sources of post-delivery claims. We teach you to identify misaligned tiles, hollow spots, paint defects, and inadequate sealant application.

  • Ceramic tile alignment and grout uniformity
  • Floor levelness and slope toward drains
  • Paint coverage, bubbling, and color consistency
  • Silicone seals in wet areas and joints

Plumbing & Water Systems

Low water pressure, dripping faucets, and improperly sealed pipes are defects that worsen over time. We show you how to test each fixture systematically and document findings correctly.

  • Water pressure testing at every outlet
  • Faucet and mixer installation quality
  • Drain flow and trap installation
  • Toilet seat, cistern, and flush mechanism

Doors, Windows & Frames

Poorly hung doors, misaligned window frames, and inadequate weatherstripping are structural defects with clear warranty coverage. Knowing how to test them is essential to filing a valid claim.

  • Door alignment, swing, and latch operation
  • Window frame seal and condensation risk
  • Hardware and lock functionality
  • Acoustic and thermal performance indicators
Testing electrical outlets and switch panels in a new apartment

Electrical & Installations

Every outlet, switch, and light point must be verified before signing. We walk through the correct testing sequence so you can identify non-functional points, reversed polarity, and missing circuit breakers.

  • Outlet functionality and grounding
  • Switch panel completeness and labeling
  • Lighting fixtures and connections
  • Intercom and building systems

Training that happens in real spaces

Our sessions are designed around the actual conditions of a new apartment delivery — not a classroom simulation.

Water Pressure

Pressure at all outlets, simultaneous flow testing, and hot water response time.

Floor Slopes

Drainage slope in wet areas and levelness in living spaces.

Application quality, coverage, adhesion, and mold-resistance in wet zones.

Workshop structure

One intensive session that prepares you completely for delivery day.

Module 1

Legal Framework

We explain the warranty obligations established by Chilean construction law, which defects are covered, for how long, and how to file a valid claim with the developer.

Instructor explaining inspection methodology with diagrams
Module 2

Inspection Method

A room-by-room, element-by-element protocol that ensures nothing is missed during your walk-through. We teach the sequence, the tools to bring, and the documentation approach.

Module 3

Hands-On Practice

Participants apply the method in a real or simulated space, identifying actual defects under instructor guidance. This is where the knowledge becomes a skill.

Module 4

Documentation & Claims

We cover how to photograph defects, what to write in the delivery certificate, and how to follow up with the developer's after-sales team to ensure your claims are processed.

Format

Individual & Group Sessions

The workshop is available for individual buyers preparing for their own delivery, and for co-investment groups receiving multiple units in the same building.
